Move-in and move-out condition reports

A condition report is a room-by-room record of the shape a unit is in, with photos and notes. Done at move-in and again at move-out, it’s the fairest way to settle a security deposit.

How it works:

• LeaseRooster drafts a report with the rooms and areas already laid out, so you’re not starting from a blank page.
• You and the tenant each record the condition and add photos or short videos. Both sides being on the record is what makes it hold up.
• At move-out, LeaseRooster lines the move-out report up against move-in so the changes are easy to see.

From that comparison, LeaseRooster can suggest deposit deductions, but it never applies them for you. You review each one and decide. Some states, including California, have specific rules about pre-move-out inspections and deposit accounting, and the process follows them where they apply.
